How the calculation works

We calculate a constant instalment of capital and interest, with the same capital, term and Euribor in both scenarios. Rates are assumed to stay constant until the end of the term, including when negative.

The total difference is the monthly difference multiplied by the number of months, with no intermediate rounding. The calculation is done in your browser, with no data sent.

Amount and term

Compare the amount borrowed and the term of each offer. Together they frame the instalment and the full monthly cost.

Rate type, nominal rate (TAN) and spread

We explain the rate type, the nominal annual rate (TAN) and the spread of each offer. Where there are periods with different terms, we show the rate and the instalment for each period.

Insurance costs

We set out the cost of the life insurance and the home insurance shown in the ESIS (FINE) as part of the cost of the loan.

APRC (TAEG) and linked products

We explain the APRC (TAEG) and the linked products in each offer, so you can compare the financing terms.

Renegotiate or transfer

The answer may be a renegotiation with your bank or a transfer of the loan. We explain the terms of each offer.

Frequently asked questions

What does the review of my loan include?

We review the terms of your loan and the costs set out in the ESIS (FINE), including the insurance costs. The review of insurance cover and any insurance offers are handled by the partner to whom we refer the request.

Do I have to change banks?

Not necessarily. We look at the possibility of renegotiating with your bank and compare credit transfer offers.

Can you guarantee a lower instalment?

The outcome depends on the review of your case and on the terms offered by the banks. If there is room for improvement, we show you concrete figures. If there is not, we explain the result of the review.

What will I be able to compare?

The amount, the term, the interest rate, the spread, the instalment and the insurance costs set out in the ESIS (FINE). We also explain the APRC (TAEG), the linked products and the full monthly cost shown in the loan offer.

Which documents do I need to prepare?

For a home loan, we need: Identity document (Portuguese Citizen Card, residence permit or passport); Last 3 payslips; Latest Portuguese tax return (IRS) and tax assessment; Last 3 bank statements; Bank of Portugal Central Credit Register statement (Mapa de Responsabilidades de Crédito); Employment confirmation letter or employment contract. For a credit transfer, we also need the ESIS (FINE) of your current loan and the purchase deed. After the first contact, we send the final list for your case.

How long does the process take?

It depends on the documents needed, the review and the banks' response. We make the first contact within 24 to 48 hours of your request, on working days. This period refers to the first contact, not to the credit decision, which rests with the credit institutions. We stay in touch throughout the process.

What does the review and the transfer cost?

By law, credit intermediation services are free of charge for the consumer, and this applies only to the intermediation, not to the costs of the credit agreement. The review and the advice on credit also cost you nothing. Lumina Crédito is paid by the financial institutions with which it has a tied agent agreement, as provided by law. The costs of the financing itself and of any transfer are set out before you decide.
